Dijaya goes commercial at Tropicana

After a horrid race through the evening rush hour traffic in Petaling Jaya, Selangor, wouldn't it be great to go home to beautiful landscaping and eye-soothing greenery? Dijaya Corp Bhd had this in mind when it launched the Tropicana Golf & Country Resort township in Petaling Jaya, Selangor, back in 1996.

The luxurious bungalows that comes in various designs and sizes tend to keep you admiring each and every one as you drive past the guardpost, aside from your eyes being lured away by the verdant 27-hole golf courses to your left and right.

Now, its wholly-owned subsidiary Tropicana Golf & Country Resort Bhd has opened for registration a commercial and lifestyle development and lifestyle development called Tropicana Avenue which will be located at a strategic spot along Persiaran Tropicana in the township.

It will have a gross development value of RM336 million and saleable area of 531,690sq ft.

Dijaya Corp managing director Datuk Tong Kien Onn expects Tropicana Avenue's high visibility from the North Klang Valley Expressway (NKVE) to give the project considerable exposure.

Nestled within the heart of bustling PJ city and yet imbued with a resort ambience, it will be connected to all major areas through the Lebuhraya Damansara-Puchong and Sprint Highway in addition to the NKVE.

Although there are restaurants and retail elements at the township, Tong said Tropicana Avenue is designed more as stylish themed offices with lifestyle retail on the ground and first floors.

These are to cater for the office occupants as well as provide extra convenience to the residents and those from neighbourhoods that include Tropicana Indah Resort Homes, Bandar Utama, Damansara Utama, Kota Damansara and Aman Suria, as well as the golfers and businesspeople who frequent the Tropicana clubhouse.

To be built on seven acres of land, the 442-unit project will comprise three blocks of eight- and 11-storey lifestyle corporate suites with built-up areas of 885sq ft to 1,368sq ft, duplex offices of 1,447sq ft to 2,243sq ft, and two floors of retail lots with built-ups of 1,150sq ft to 3,077sq ft. Prices of the units start from RM390,000.

Tong said the shops on the ground floor shops will be ideal for banks, cafes, healthcare clinics, IT centres and luxury motor showrooms while the upper floors are suitable for small offices-home offices and professional practices such as architecture firms, interior design agencies, advertising agencies, engineering firms, legal firms, insurance companies as well as small and medium enterprises.

According to him, among the project facilities, amenities and selling points will be its location within the "prestigious address of Tropicana, high visibility with main road frontage of Persiaran Tropicana, convenient accessibility, glass paneling with designer entrance drop-off, a wide frontage with escalators as well as a link bridge for connectivity, and security features.

In addition, there will be a thoroughfare with a two-acre landscaped garden, a fountain and a staging are while outdoor kiosks will be set up to keep the place vibrant.
